The Groot Parys Lifestyle Estate is being developed in phases. More than 50 homes have been completed to date.

On completion the estate will comprise of 172 homes, a total of 94 apartments and assisted living units, and a Lifestyle and Care Centre.

Current Healthcare Services Available at Groot Parys Lifestyle Estate

  • Free weekly clinic services conducted by the registered nurse include:
    • Assessment of vital signs (monitoring blood pressure, pulse, oxygen saturation, respiration, weight, height, BMI, and glucose levels)
    • Administration of injections and vaccinations
    • Medical procedures as prescribed by medical practitioner (example wound care – cost of consumable for resident’s account)
    • Health and well-being guidance
    • Laboratory sample collection
    • Liaising with medical professionals or family members if required
  • Conducting a complimentary Home Care Assessment to develop a personalised care plan based on residents physical and medical needs. The plan is updated regularly.
  • The following services are available at a fee:
    • Home-based care: placing and management of trained home-based care workers tailored to residents’ needs ranging from a few hours a day to 24-hour specialised care. Preferential rates have been negotiated for Groot Parys residents.

Air-Conditioning

Each home comes standard with two air-conditioners.

Backup Power Solutions

As load shedding has become a reality in South Africa, the houses have been constructed with an additional DB board installed, as well as the required conduits to the roof so that a back up power system can be installed with very little inconvenience and construction requirements. Most of Groot Parys Lifestyle Estate residents have opted to install backup power ranging from a single 5kw lithium battery, to a full system including solar panels and multiple batteries.

Green Building

The Groot Parys Lifestyle Estate offers green building designs. Double-glazed windows (known for their energy efficiency), solar water heating system, energy efficient invertor air-conditioners, gas stove are standard with every home. There is also a 1000 litre water tank and the homes are solar ready which allows for the effortless installation of a solar backup power solution.

Fibre to the Home Internet

Fibre-to-home internet line with router installed at all homes with a 15 mb per second line speed is included in residents basic levy.

DSTV

A centralised DSTV Dish has been installed and hence no unsightly satellite dishes on the houses.

Pet Policy

Pets are allowed subject to normal Estate T’s and C’s available on request.

Qualifying Age

A person who is 49 years of age or older, and that person’s spouse or partner (who does not have to be 49-years-old).

Rental Policy

Rental of properties are allowed, but no short-term rentals are allowed.

Finance Options

Financed Deals

  1. Minimum 10% deposit with the balance in the form of a bond approval.
    • Deposit to be paid within 7 days from signature. The deposit is paid into the transferring attorney’s interest-bearing account and your money will earn interest for you.
    • The balance (90%) will need to be secured within 21 days with bond approval.

Cash Deals

  1. Minimum 10% deposit with a bank guarantee for the balance of the purchase price supplied within 21 days of purchase.

What happens if my bond is not approved, do I get my deposit back?

Yes, the deal is subject to your bond being approved and should it not be approved, the deposit is paid back to you with interest. If you are unsure if you can afford the bond it is a good idea to get pre-qualified prior to proceeding with the purchase.

Once my bond is approved, when do I start paying?

Bond repayments will only commence after your house has been completed, and once the transfer of the house you have purchased, has taken place.

Bond Registration Costs

Bond costs are payable at the time that the bond registers, once the house is complete.

Transfer Duties

There is no transfer duty payable but there are transfer fees (attorney costs).

What are the attorney and transfer costs?

On a purchase price of R5,500,000, the attorney and transfer costs will be approximately R84,900*.

Levies

The levy is R3,700 per month until 28 February 2025 and will increase to R3,900 per month from 1 March 2025 until 28 February 2026. The levy includes:

  • 24-Hour on site security with off site call centre and monitoring
  • 24-Hour panic button monitoring
  • Free weekly medical clinic and related services
  • 15 mb / second Fibre-to-Home internet
  • Maintenance of garden in front of house

Rates

Monthly rates are based on the value of the property. It is calculated by multiplying the value by 0.0073870 to get your yearly rate. Divide this by 12 to get your monthly rates.

Example:

(R5,5 million property)
R5,500,000 x 0.0073870 = R40,628.50 per annum
This equates to R3,385.71 per month

Buying Off-Plan Property in Cape Town

  1. Cape Town sees an average annual capital growth of 7%, so your property value is growing at roughly 7% pa but you are only required to put down 10% of the development value.
  2. This means you are getting growth on the full purchase price of the property and only have to put down a fraction of the price.
  3. No transfer duty is payable. On a R5,5 million price this would have equated to approximately R402,600.00 should you have bought an existing property / resale at this price.
